And when night falls, don't forget to look up – the starry sky above is a sight to behold, perfect for a night of stargazing and storytelling with loved ones. Inside, you'll find a fully equipped kitchen, coffee station and dining table with mountain views. Almost every bedroom boasts stunning mountain vistas, allowing you to wake up to nature's beauty each day. Downstairs is a bonus room with workout equipment and games. With 9 acres of private land, you can truly unwind and relax in total seclusion.
Outdoor enthusiasts will love the proximity to the Ingalls Creek trailhead, perfect for hiking and exploring. Start your mornings with a visit to the nearby 97 Rock House Coffee shop for a delicious coffee and treat. The charming town of Leavenworth is less than 20 minutes away, offering Bavarian-themed shops and restaurants. For those needing to head to Wenatchee, it's just a 30-minute drive.
Winter sports enthusiasts will appreciate being only 60 minutes away from both Mission Ridge and Steven's Pass ski resorts. After a day on the slopes, come back to unwind in the hot tub.

THINGS TO KNOW:
There is limited cell phone coverage when traveling on Highway 97/Blewett Pass and when at the home. Verizon has little coverage; other service providers are extremely limited or not available. It is strongly recommended you enable Wi-Fi calling when you arrive at the home.
Guests should download driving maps offline prior to traveling to the home. Additional driving instructions and photos will be sent to guests the day of check-in to help navigate to the home.
This home is on well water and fed by the local creek. There is a purification system and water softener. Due to well water, you will notice that the water to the home is slightly yellow. This is filtered, safe drinking water, however the yellow coloration is a result of iron. Iron is a common contaminant found in private wells for it naturally occurs in the ground. There are no known health risks associated with iron, but it may give the house water a slight metallic taste.
**NOVEMBER TO APRIL**
We can’t stress enough that snow tires, all-wheel-drive and snow chains are necessary to get to this home during the winter season. It will be difficult to get all the way up to the home with snow and ice on the road. The Overlook is 1.5 miles off Highway 97 and if there is snow on Blewett Pass, there will absolutely be snow driving to the home. Your safety is our top priority, and we want guests to be well prepared for the winter months.
CHELAN COUNTY VACATION RENTAL REQUIREMENTS FOR THE OVERLOOK:
1. Max Occupancy: 6 guests (all ages)
2. Max number of vehicles: 3 vehicles and 2 trailers (boat/jet ski/snow mobile)
3. Quiet Hours: 10pm-8am
4. No trash left outside of provided trash receptacles
5. Renters will follow all and any county mandated burn bans
VERIFIED VIOLATIONS BY THE CITY OR COUNTY OF CHELAN AND/OR COMPLAINTS MADE BY NEIGHBORS CAN RESULT IN ANY OR ALL OF THE FOLLOWING:
1. $250 fine per violation by the county (thousands more for burn ban violations)
2. Forfeit of guests’ damage deposit and/or refundable property fee
3. Immediate eviction
4. Homeowners & hosts may lose their permit to operate

CAMERAS & RECORDING DEVICES:
There are three outdoor cameras on the property. One camera overlooks the main entrance to the home; the second camera oversees the south side of the home, and the third camera is faced towards the back of the home and property. Cameras are there to help monitor weather, potential wild animals and for guest safety.
**Tampering with cameras is immediate cause of eviction.
PETS ALLOWED:
We allow a max of two dogs only for a $200 pet fee. Please review rental agreement and welcome packet for more details about bringing dogs.
PARKING & TRAILERS:
We can allow a max of 3 vehicles at this home and 2 trailers (snowmobile, boat or jet ski). Trailers can be parked in the lower open garage, and guests can park in the garage.
HOT TUB MAINTENANCE:
Hot tub maintenance occurs before & after each booking and during the middle of a stay that is 5+ nights.
*After hours extra service requests are an extra $50 (5pm - 8am).
GUEST / BOOKING REQUIREMENTS:
1. Primary renter must be 25+ years of age and MUST be staying at the property for the complete duration of the booking
2. Rental agreement must be signed after booking is accepted and provide valid ID
3. $500 security hold is required and will be placed 2 days prior to arrival and released 7 days after departure, if no issues are reported.
